KUCHING, May 12: PrimeBay Industrial Park—developed by Ibraco Berhad— is gaining attention as a well-located industrial development within Kuching’s established industrial corridor, where demand continues to be shaped by connectivity, functionality, and location.
According to a press release, the project, which is situated within the Demak Laut Industrial Zone, benefits from a matured industrial environment long associated with logistics and manufacturing activities.
“With infrastructure improvements progressing and broader economic activity underway across Sarawak, interest in well-positioned industrial spaces is emerging steadily, particularly among businesses evaluating longer-term operational needs,” said Ibraco.
The press release added that Sarawak’s industrial landscape has gradually shifted towards higher-value manufacturing and energy- related industries.
While this transition is still unfolding, it is beginning to influence how industrial space is utilised—particularly for SMEs and supporting industries that require practical and accessible facilities.
“In this context, connectivity remains a key consideration. The Sejingkat Bridge, now nearing completion, is expected to improve accessibility between Demak Laut, Kota Samarahan, and surrounding areas, while enhancing links to Senari Port, one of the region’s key logistics gateways.
“Over time, such improvements are likely to support more efficient movement of goods and labour, contributing to the area’s overall attractiveness for industrial and logistics-related activities.
“Complementing this, the increasing utilisation of nearby facilities such as the Penview Convention Centre points to a gradually strengthening commercial ecosystem within the vicinity,” it said.
PrimeBay features 73 factory units, comprising 62 units of two-storey semi-detached factories with a total built-up area of 2,242 sqft, and 11 units of two-storey detached factories—with Type A units offering 2,575 sqft and Type B units offering 2,675 sqft in total built-up area, all facilitated with a guardhouse security.
Key features include the following:
- Double-volume ceiling heights to accommodate industrial equipment and storage systems
- Column-free layouts allowing flexible space utilisation
- Multiple access points for smoother logistics flow
- Dedicated parking provisions for workforce and operations
The availability of prime land plots for custom-built facilities adds another layer of flexibility, catering to businesses with more specialised operational requirements.
“From a market perspective, pricing has been a key consideration for some purchasers. However, pricing in industrial property is often closely linked to location, accessibility, and the availability of comparable stock.
“In PrimeBay’s case, its position within an established industrial area, combined with improving connectivity, suggests that its value may be better understood and appreciated over time rather than as an immediate entry decision.”
Furthermore, the benefits from infrastructure improvements are expected to come through gradually as projects such as the Sejingkat Bridge become fully operational.
In addition, several planned developments in the wider area—including a proposed new international airport and deep-sea port in Tanjung Embang—remain at early stages, meaning any broader impact on property values will take time to materialise.
“That said, being located within a mature industrial area provides a degree of stability, helping to reduce some of the uncertainties typically associated with newer or less established locations.
“Overall, PrimeBay can be seen as a practical option within Sarawak’s evolving industrial landscape. For businesses and investors with a longer-term view, it offers a well-located base supported by improving accessibility and steady underlying demand.”
